Somebody went for a walk around Hansen Dam, came back to the lot, and the keys were on the seat. That is one of our most common calls here, and the rest are homes and horse lots along Foothill.
Lake View Terrace runs along the northeast edge of the Valley between Pacoima and the mountains. Hansen Dam, with its lake, trails and big parking lots, takes up a large piece of it. Foothill Boulevard and the 210 cut through the middle. North of the freeway, the streets climb toward Little Tujunga Canyon, and a lot of lots here are zoned for horses, with pipe corrals, long driveways and more fence than house. Closer to Osborne Street you find tidy postwar ranch homes and a few apartment buildings. Plenty of our calls start at a trailhead or a park lot, not at a front door.
At the house, we mostly see knob and deadbolt pairs from the 1950s through the 1980s, many keyed differently from each other, plus sliding doors to the back yard. Horse properties add gates, shed doors and feed rooms, often locked with whatever was handy. After a break-in we find kicked doors with split frames and bent strikes, which can usually be repaired and reinforced rather than replaced outright. On the car side, a lot of trucks and SUVs come through, and we cut and program keys for most of them on site.
Lake View Terrace is about 7.4 miles from Van Nuys in a straight line, so plan on 25–45 minutes. If you are at Hansen Dam, text (657) 478-8248 which lot you are in and what the car looks like. At home, send the address and a photo of the lock, and we reply with a price.
Yes. The lots are big, so text us which entrance you used, a nearby landmark like the lake or the aquatic center, and the color and model of the car. Stay close to the car if you can, and we will reach you with the price already agreed.
In most cases, yes. We can repair or replace the lock, fit a heavier strike plate and longer screws, and rekey the house in case keys were taken. If the frame is badly split, we secure the door for now and tell you what a carpenter should fix next.
You get the full price by text before we drive out, and that is what you pay. Just tell us about the road when you text, and whether a gate or loose animals are in the way, so the time we give you is real.
