Toluca Lake homes were built with care, and many of their doors are worth keeping. Our job is to make them lock well again without spoiling what makes them special.
Toluca Lake is a small, leafy neighborhood split between Los Angeles and Burbank, wrapped around a private lake and the Lakeside golf course. The studios are just down the road, and Riverside Drive serves as the main street, lined with restaurants, coffee shops and small offices. Side streets hold traditional, colonial and Spanish homes from the 1920s to the 1950s, set back behind lawns, hedges and walls, many with a gate at the street and a pool behind the house. People here travel for work, leave the house with a sitter, and often have staff coming and going during the day.
Older houses here often have French doors to the garden, with slender locks and flush bolts that drift out of line as the house settles. We adjust and repair those before we suggest replacing anything. Front doors may carry original mortise locks that can be rekeyed or rebuilt. At the street, pedestrian gates with electric strikes and call boxes are common, and they stop releasing as parts wear out. Keypad deadbolts make life easier for owners who travel, since a sitter or cleaner gets their own code, and that code can be deleted when the work is done.

Usually. The bolts at the top and bottom of the inactive door slip out of line as the house moves, so the lock on the active door cannot catch. We realign the bolts and strikes, and repair or replace the lock only if it is worn. Everything is priced before we start.
A keypad or smart deadbolt lets you give the sitter their own code and remove it when you get home, with no keys to collect. If you prefer keys, rekeying after each long trip also works. We can install the lock and walk you through setting codes.
Yes. Often it is a worn electric strike or a loose wire at the lock, and we can repair or replace that part on site. If the problem is in the call box or the gate motor, we tell you plainly so you call the right trade.
